Cost of homeownership per year: beyond the mortgage payment
The payment is not the whole year. Taxes, insurance, utilities, and upkeep sit beside principal and interest. Public averages show how large housing is for U.S. households — your deed and statements set the real total.
BLS averages below describe all consumer units, including renters in some housing totals. Owned-dwellings and utilities rows are orientation only. Mortgage, taxes, and HOA belong as your numbers.
Combined total of the rows above: $40,312/year (about $3,359.33/month). Mix of cited averages and examples — not your household.
What “owned dwellings” includes in BLS data
BLS’s owned-dwellings average ($9,310 in 2024) covers mortgage interest and charges, property taxes, and maintenance, insurance, and related expenses for owned homes — not every homeowner’s cash flow, and not principal in the same way your lender statement does.
When you use Per Year, enter the cash amounts you actually pay: mortgage or rent, escrow, HOA, insurance if paid separately, and utilities.
Housing’s share of the household year
BLS notes that housing and transportation together accounted for about half of household spending in 2024, with housing averaging $26,266. Seeing that as a yearly block is the point of this calculator — not judging whether your share is “right.”
Build a yearly homeownership cost list
List the recurring home bills that make up a year of ownership or renting.
Start with rent or housing. Add rent or mortgage with a blank line so you type the real payment.
Add utilities. Include electric and other services from your statements.
Add periodic home bills. Property tax (if not escrowed), homeowners insurance, HOA, and planned maintenance funds as yearly or monthly lines.
Read the yearly total. Use the free total for planning. The sample plan shows how a monthly set-aside calendar can hold irregular home bills.
